What is the advantage of buying a turn-key property?

Buying a turn-key property offers convenience and expertise that many people don't have. You'll be tapping in to our knowledge of the best markets and our experienced teams in those markets. Of course you can do it yourself but that entials choosing a real estate broker, contractor, property manager, lender and insurance agent on your own. One wrong choice can be the difference between an investment that makes money and one that loses money.

 

Do I pay a premium for a turn key property?

People often assume that they pay a premium for the convenience of buying a turn-key property but this isn't neccessarily the case. Turn-key companies are acquiring properties trhough several sources including auction, tax sales and direct from distressed homeowners at much lower prices than an indidual pays for a property listed on the MLS. Turn-ky providers also negotiate lower material prices with suppliers and labor costs with contractors. Additionally, with a turn-key property, there is no lease up fee to place the first tenant and the property doesn't sit vacant for 2 or 3 months while it's being renovated and rented.

One of the things that differentiates us from other turn-key providers is our expertise in each market we operate in. We visit these markets regulalry and develop an intimate knowledge of the neighborhoods. Unlike others that offer properties in as many as a dozen markets, we focus on a small number of strategically selected, high yield markets that we know well.

 

How do you choose a market?

There are several criteria we look at. One of the most important is population and income trends. We look for markets with growing populations, rising incomes and strong economies. We also look for markets with favorable landlord/tenant regulations and favorable property tax rates.

 

What types of properties do you offer?

We offer fully renovated and rented single family homes in safe, stable neighborhoods. Most can be categorized as B and C class properties. We do not offer cheap properties in high crime, "war zones". Our experience has shown that these cheap properties do not perform as well as shown on paper.

 

What expenses do you include in your cash flow projections?

We don't want our investors getting any surprises so include not only the known taxes, insurance and property management expenses, we also reserves for vacancy and maintenance. Many others do not include these reserve expenses.

 

What information do you provide on the property?

We can provide a scope of work on the renovation, maintenant history, lease agreements and rental history. Additionally, we provide a pro forma cash flow projection on every property

 

Can I do my own due diligence?

 

Absolutley. Although we do full due diligence on every property, We encourage investors to do full due diligence and to get an indepenent property inspection. We also welcome you to visit the market and see the property first.

Is financing available?

Although seller financing is not availalbe, we work with experienced, investor friendly mortgage lenders that we can refer you to. We even have lenders that will loan to non U.S. citizens.
